| Rob and Sandra made everything easy for us - from the immaculate condition of the house, through the easily accessible start up information (all those things you've never had to deal with before, bills, bins and upkeep!) to responding quickly to any problems and being perfectly honest in returning deposits.
Especially good if you're worried about the move out of halls and want a soft landing!! |

| Our house was very well presented with good furniture, constantly being updated. Whenever there was a problem it was dealt with within a day or two, something which was greatly helped by the fact they lived only just down the road!
My stay in a Hardcastle house was not the easiest of times due to several housemates moving out. However, Rob & Sandra were always very positive and supporting, and even volunteered their own time to help find replacements!
It was a real pleasure to have stayed in one of Rob & Sandra's houses and, from what I have heard about others, feel very privileged to have had them as landlords! |

| Our house was immaculately presented and really felt like a home. Fixtures and fittings have been constantly updated and repaired - in the two years I've been here they've put in a new bathroom and kitchen as well as loads of new furniture and appliances. Any problems with the house have been dealt with very quickly and without fuss. Plus Rob and Sandra are really nice people to deal with. |

| I would not hesitate in recommending the Hardcastles to anyone thinking of staying in York. They were very friendly, approachable and clearly take pride in the properties they rent. For example, when our washing machine broke down they arranged for it to be fixed straight away and even washed a set of my shirts for work in the meantime! Having been in York for five years I have seen few student houses which compare, or met any landlords as pleasant as Rob and Sandra. |

| We have been with Sandra and Rob for two years now and they are a cut above the rest. Nothing is too much trouble, they understand students and help out as much as is practical. Any issues seem to have been resolved before you put the phone down. The property is well maintained and kitted out with the essentials. Thank you both for making student life a lot easier!!! |

They were very professional and reliable landlords who we could easily contact. The property was very clean and well furnished. | Having lived in 2 different Hardcastle properties in second and third year of uni I would strongly recommend this landlord. The houses are furnished to a very high standard with new carpets, curtains etc - and are maintained very well. Any problems are attended to very quickly and effectively. |

| They've been really professional landlords - my friends and I have been with them for two years in two different properties. Both were kept to a high standard of maintenance and appearance. They are always straight with you, and never try to mess you around. Very friendly. |

| Quick and helpful with any problems/questions that we had. The house was clean, tidy and well maintained. The one major problem that we had was the freezer failing, however they were very helpful and they replaced it with good quality appliance. As they live in the area i believe this helped with their speedy assistance. Very good landlords. |

| Our property was furnished to a high standard and immaculately presented. Any questions or problems we had about any aspect of the tenancy were dealt with quickly and were hassle free. I think this all boils down to the fact that Rob and Sandra are lovely "normal" people! They accept the fact that things can go wrong even though they are catering for, dare I say it, "students!" |
