| The property we rented was great, and improvements on furnishings, even though they started at a high standard were upgraded often. Always very helpful with queries and any situations where their assistance was required. Appliances were often fixed either the same day or at most the next, and they accept things can go wrong. Enjoyed our property so much that we stayed there for two years. |

Always approchable; I was very sad to have to leave one of their properties early - nonetheless, Sandra and Rob were incrediably kind and supportive of my situation and I would recommend them any day. |

| Rob and Sandra were excellent from day one, showing us the house folder which helped us sort out the bills and dealing with all the little quirks we had along the way. Always willing to help, came over very quickly, usually same day, when we had a problem and it was sorted as fast.

| Rob and Sandra made everything easy for us - from the immaculate condition of the house, through the easily accessible start up information (all those things you've never had to deal with before, bills, bins and upkeep!) to responding quickly to any problems and being perfectly honest in returning deposits.
Especially good if you're worried about the move out of halls and want a soft landing!! |

| Our house was very well presented with good furniture, constantly being updated. Whenever there was a problem it was dealt with within a day or two, something which was greatly helped by the fact they lived only just down the road!
My stay in a Hardcastle house was not the easiest of times due to several housemates moving out. However, Rob & Sandra were always very positive and supporting, and even volunteered their own time to help find replacements!
It was a real pleasure to have stayed in one of Rob & Sandra's houses and, from what I have heard about others, feel very privileged to have had them as landlords! |

| Our house was immaculately presented and really felt like a home. Fixtures and fittings have been constantly updated and repaired - in the two years I've been here they've put in a new bathroom and kitchen as well as loads of new furniture and appliances. Any problems with the house have been dealt with very quickly and without fuss. Plus Rob and Sandra are really nice people to deal with. |

| I would not hesitate in recommending the Hardcastles to anyone thinking of staying in York. They were very friendly, approachable and clearly take pride in the properties they rent. For example, when our washing machine broke down they arranged for it to be fixed straight away and even washed a set of my shirts for work in the meantime! Having been in York for five years I have seen few student houses which compare, or met any landlords as pleasant as Rob and Sandra. |

| We have been with Sandra and Rob for two years now and they are a cut above the rest. Nothing is too much trouble, they understand students and help out as much as is practical. Any issues seem to have been resolved before you put the phone down. The property is well maintained and kitted out with the essentials. Thank you both for making student life a lot easier!!! |

| Having lived in 2 different Hardcastle properties in second and third year of uni I would strongly recommend this landlord. The houses are furnished to a very high standard with new carpets, curtains etc - and are maintained very well. Any problems are attended to very quickly and effectively. |

| Quick and helpful with any problems/questions that we had. The house was clean, tidy and well maintained. The one major problem that we had was the freezer failing, however they were very helpful and they replaced it with good quality appliance. As they live in the area i believe this helped with their speedy assistance. Very good landlords. |
